This is NOT a party house. No blasting music late at night — we have neighbors and we want to keep them happy. If anyone in your group is under 30, please message before booking so we can make sure it's a fit. The vast majority of groups have zero issues; we just want the right guests.

The property is next to a highway, and a train line runs nearby. There's a large sound wall that helps a lot, but you'll hear some traffic and the occasional train. The vast majority of guests don't notice — we just want to be upfront so you know before booking.

Our family of four and my mother all visited Austin for a vacation. We found the house to be incredibly conveniently located, and had lots of great fun activities during our downtime at the house. The kids greatly enjoyed the pool, hot tub, ping pong, Cornhole, etc. the sauna was a nice addition that I enjoyed each morning. I can't say enough great things about the hosts or the home. This is an amazing place with 3 floors, LOTS of places to sleep comfortably, and everything you could need for a fun stay. The pool, hot tub, ping pong, corn hole, hammock, sauna, gaming systems, foosball, are all exactly as pictured. There are also lots of extras in the home like coffee, extra floaties for the pool, and plenty of towels. There are thermostats on every floor to make sure it stays comfortable. I was very sad to leave. The hosts were very responsive. They have a mudroom for you to put luggage in before it's time to check in, which was perfect for us since we had some people arriving early and didnt want to drag their baggage to lunch. The cleaning lady Lori was so sweet and made sure to show us many of the extras when we arrived to drop off the luggage. An all around amazing experience. 10 stars!

We had a great time at this Airbnb. The location is excellent and very close to major attractions in Austin. It only took a few minutes to get to Lady Bird Lake for hiking, and Sixth Street is just a little farther away. The backyard is beautiful, but it does back up to a busy road and a railroad track. This can be a little distracting at first, but it wasn’t terrible and we got used to it. Parking is on a steep slope, so you need to be very careful when backing out of the driveway. The first floor includes the living area, dining area, and kitchen. The kitchen is well stocked, and everything worked properly. Even with a large group going in and out, the space was easy to keep clean. The first floor opens onto the backyard, which provides a lot of space. The pool and hot tub are nice and heat up quickly. This property was remarkable. Looks just like the photos - everything you could need / want for a top notch weekend in Austin. I organized 11 guys for my brother’s bachelor party snd every single person had a blast thanks to this Airbnb. The backyard is amazing - we grilled, hot tubbed, went in the heated pool, watched football outback and played outdoor games. The inside is spacious, stocked with everything you could need and sleeps comfortably. The neighborhood is beautiful and worth some morning walks to explore. Downtown and many bars / restaurants all within ~ 10 min uber distance and ~ 15-20 mins to Lake Austin for a nice boat day. 15-20 min drive to UT stadium with traffic. Kyle is an outstanding host. Kyle was very responsive and attended to our questions during our stay. Flexible check in was allowed and we were grateful to enjoy the extra time. Location was central and close to great areas. We enjoyed the tacos from Veracruz in Little Fields, walkable from the property. The previous comments mentioned the noise so we were not surprised. FYI there are many trains that run through the night, we got used to it, but if you’re a light sleeper you may want to take that into consideration. April is hit or miss with weather so we were grateful to have a heated pool at no extra cost (many other properties have a cost). My children swam comfortably and we enjoyed the hot tub. Overall a good stay.

The host was very responsive. I love the book they had which included how to work all the amenities and gave suggestions for restaurants and things to do. It was easy to access the property and not far from all the places we wanted to visit. The backyard oasis was the BEST part of our trip. We spent most of our time outside and even got food delivered so we didn’t have to leave the house. There was plenty of space for everyone . We were prepared for the noise from the freeway and train because it was mentioned in the description and other reviews but it was an overall great stay.

My only concern about our stay was the 9 pm quiet time for the neighbors. We are not loud at all, but when you get 9 people together, well, that can be loud. I was just concerned that we were being too loud just visiting in the pool, at the grill, etc. Otherwise, everything was perfect and clean, and we also left it that way. I was thankful everyone else knew how to use the technology of the iPad just because I am not great at working all those things🤣. Oh, the ceiling fan in the third floor with the three beds does not work, but thankfully, there was a fan in one of the closets we were able to use in place of that so that everyone upstairs was cool enough at night because there was a heat index of 116° the first full day we were there😯. I would recommend this place to anyone wanting to enjoy their stay in Austin!! It iis just as it is pictured and described! ❤️

I had my Bachelorette party (11 women) at Kyle’s airbnb and we had the best time! The pool and hot tub were hits, and the house had everything we needed. Kyle provided helpful information and was very responsive. I asked for both early check in and late check out due to early/later flights and he couldn’t have been nicer and allowed it. Definitely recommend this place!

Kyle is an excellent host- super responsive and communicated well. Great place with lots of fun activities - heated hot tub and pool, ping pong, board games. Well stocked with clean linens and extra towels, kitchen had everything we needed. The only tough thing for our group - the noise behind the house can make it too loud to converse outside. It’s not just freeway noise, there is also a freight train line and the diesel engines can be hard to talk over. Kids liked watching the trains from the top floor, though.

We had a great stay at Kyle's house for a bachelor party. We were able to check in early when we arrived, which was very helpful because we got an early flight. Getting into the house was super simple, just a keypad on the door. When we arrived. All the beds were ready to go, with towels for everyone. The bathrooms were clean, and worked fine. The house was fantastic, plenty of room for our group of 11. The backyard is the best part of the house, with a heated pool and hot tub. We spent most of our time out there. The area around the house is a typical neighborhood, we felt safe the whole time. It's about a 12 minute Uber to 6th street which was super convenient. There's a liquor store and gas station a half a mile away, which was a quick walk for supplies.

Great place for large groups. Only downfall was that the house was right off the highway and it was quite noisy at night. There was also some construction on the street out front that could’ve been communicated to us beforehand. Wouldn’t book this spot for a relaxing stay in Austin, but it got the job done for a bachelorette trip and everyone was able to sleep comfortably.

Kyle was a very responsive, informative and friendly host. His insight on the area was really helpful on planning our weekend there. We had a group of 12 stay for a bachelor party and it worked out great! We swam in the pool, played ping pong, grilled multiple meals and enjoyed breakfast at the coffee and taco shop that was less than a two minute walk. From the house, you can easily Uber to anywhere in the city within 10-15 minutes. Definitely recommend!

Traveled with a group of guys to ATX for our buddies Bachelor Party and Kyle’s place was awesome! The outdoor pool area was perfect. There were outdoor speakers and an outdoor TV perfect for music and sports while swimming and grilling. The kitchen and interior is well put together and offers plenty of space for big groups. It’s in a very nice, quiet neighborhood, but don’t let that scare you away - we were still able to have a great time without upsetting the neighbors. A highway runs behind the house but there is a tall sound barrier wall to help with road noise so it didn’t bother us at all. I’d highly recommend staying here if you want a spacious house with a nice pool/spa and outdoor area. It was only a 10 min drive to Downtown so it’s in a convenient location as well.

Can’t speak highly enough of this Airbnb! We had my bachelorette party here and everyone loved it. The pool was perfect during the Texas heat and the location was even better than I had hoped for. We walked to Littlefield’s Tacos and Coffee every morning, so definitely take advantage of that if you can. Kyle was quick to respond and was extremely friendly whenever I had questions. Would recommend to anyone visiting Austin!

Kyle was by far the best host I have dealt with while using Airbnb. It was a perfect home base for a beautiful city like Austin. Whenever I needed anything Kyle responded within 30 minutes. When we got there, there was binder full of things to do in Austin. Checking in and out was effortless. One of the best weekends with my friends ever and Kyle was a big part of it. This is an amazing house and just a short drive to many of the popular bars and restaurants in Austin! The backyard space is incredible and is exactly as listed - the hot tub got very hot, there was plenty of poolside seating, and the pool floats were a fun touch. This is a PERFECT place for a bachelorette party or big friend group. The back yard with the pool/hot tub and built in speakers are the best vibes. Plenty of beds. No big clean up process. Close to downtown but definitely near an interstate and can be kinda noisy. Only con is houses are close so you really have to keep it down after dark. Can’t really walk anywhere so you’ll be ubering a bit. It was so so so great. Loved my time.

We stayed for the great pool and nice backyard and we where not disappointed other than the pool was a bit warm not cool, but we did stay there in the middle of a heat wave with 100+ degree weather so i think that was a factor for the warm water. We really did like that you can keep the thermostat at whatever temp you want as other places dont let you do that, that was a plus for us. The freeway and train tracks are right behind the house so as stated by other people it can get a little noisy but me and my family didn't mind at all. Location was very good not to far from all the attractions me and the family wanted to see, and downtown is pretty close. The taco spot down the street was very good you need to check it out for breakfast, it is like a 5 min walk. Kyle is very responsive if you need anything at all he's there to help. All in all was a very good spot will be booking again when visiting Austin.

ATX Oasis was truly an incredible oasis. We arrived and the pool waterfall was on and we felt like we were at a private getaway. The house itself is beautiful and incredible for large groups. You definitely are able to feel like you have your own privacy if wanted as well. The outdoor area was perfect. Music, a fridge, TV, games, and an incredible pool and hot tub that we used lots! Kyle was also a great host, quick and easy communication for anything we may need. We highly recommend this spot and would definitely return!
