🛏 SLEEPS 14: a king suite, two rooms with two queens each, a bunk-and-single room, two built-in nooks, and two couches for overflow — across three floors, so early risers never wake the night owls. 2.5 baths split across the levels (incl. a unique Japanese soaking tub) mean no morning bottleneck.

The entire home and backyard are yours — all three floors, every bedroom, the pool, hot tub, sauna, and all the outdoor toys. Check-in is easy and contactless by keypad, so you arrive on your own schedule with no one to meet. Early check-in and late check-out are available on request when the calendar allows.

PARKING: free and genuinely easy — a rarity this close to downtown. A private driveway plus open street parking out front, so a group arriving in several cars can all park with no permits, passes, or fees. Flying in? An Uber or Lyft is a tap from the front door.

📍 THE NEIGHBORHOOD — Tarrytown, the quiet, tree-lined old-Austin pocket between downtown and Lake Austin: walk to Littlefield's for tacos and coffee on your block; 5 min to Josephine House brunch; about 10 min to downtown, Rainey & West 6th nightlife, the Lady Bird Lake trail, Zilker & Barton Springs, Lake Austin (boat out to Ski Shores), Mount Bonnell sunsets, and UT.

We keep the ATX Oasis respectful and neighbor-friendly — no blasting music late at night, and quiet outside after 9pm. The vast majority of groups have zero issues; we just want the right fit. If anyone in your party is under 30, please message before booking so we can make sure it's a match.

GOOD TO KNOW

In the spirit of no surprises: the home sits near a highway with a train line not far off. A large sound wall knocks down most of it, and the vast majority of guests never mention it — but if you're a very light sleeper, we'd rather you know before booking than wonder after.
